    If you’re looking to buy a new flat near Noida International Airport, this is an excellent opportunity. The Yamuna Expressway Industrial Development Authority (YEIDA) has introduced a new flat scheme offering 1200 residential units in Greater Noida. The scheme, launched on 19 September 2024, allows interested buyers to apply for flats under the “Choose Your Own House” initiative, a built-up housing scheme designed to offer affordable and modern housing options.

    Details of the Flat Sizes and Prices

    The YEIDA 2024 Flat Scheme offers 1239 flats, available in three categories:

    1.     Affordable Flats (1 BHK)

    • Total Area: 29.76 sq m
      • Carpet Area: 21.62 sq m
      • Price: ₹23.37 lakh (Ground Floor)
      • Price: ₹20.72 lakh (First, Second, and Third Floors)

    2.     S+4 Flats (1 BHK)

    • Total Area: 54.75 sq m
      • Usable Living Space: 36.97 sq m
      • Price: ₹33.05 lakh

    3.     S+16 Flats (2 BHK)

    • Total Area: 99.86 sq m
      • Usable Living Space: 64.72 sq m
      • Price: ₹45.09 lakh

    These flats are situated in Sector 22D of Greater Noida along the Yamuna Expressway, an ideal location for those looking to invest in a fast-developing area.

    Eligibility Criteria for YEIDA Flat Scheme 2024

    To apply for a flat under the YEIDA 2024 scheme, you must meet the following eligibility conditions:

    • Indian Citizenship: Only Indian citizens are eligible.
    • Age Limit: The applicant must be at least 18 years old.
    • Previous Allotments: The applicant should not have previously been allotted any flat or plot by YEIDA.

    The application process requires a non-refundable registration fee of ₹600 and a deposit of 10% of the total flat price as earnest money.

    Step-by-Step Guide to Applying for YEIDA Flats

    Applying for a flat under this scheme is simple and can be done online. Here’s how:

    1. Visit YEIDA’s Official Website:
      Navigate to the residential scheme portal through YEIDA’s official website.
    2. Select Your Flat:
      After accessing the portal, choose your preferred flat size and location from the available options.
    3. Fill in the Application Form:
      Complete the application form with required details like your Aadhaar card, PAN card, voter ID, or passport for identification. A passport-sized photo is also required.
    4. Submit Registration Fee and Earnest Money:
      After selecting your flat, calculate the earnest money deposit (10% of the flat price). You’ll need to submit this along with the ₹600 non-refundable registration fee through YEIDA’s online payment system.
    5. Upload Documents:
      Make sure to upload all necessary documents, such as ID proofs and address verification, when filling out the form.
    6. Final Steps:
      Once the form and payment are successfully submitted, your application will be reviewed. If there are no discrepancies, you’ll receive provisional allotment for your chosen flat.

    First-Come, First-Served Allotment Process

    The allotment process works on a first-come, first-served basis, allowing applicants to choose their desired flat from the available options. Once you make the payment, the flat will be provisionally reserved. However, if any issues arise with the application or documents, the provisional allotment will be cancelled, and the deposited money will be forfeited.

    Applicants from reserved categories will receive a full refund if their applications are found ineligible.
