Real estate giant DLF has revealed plans to develop an ambitious ultra-luxury residential project, The Dahlias, in Gurugram’s high-end DLF-5 area. With an estimated investment of Rs 8,000 crore, this new venture aims to cater to India’s growing demand for exclusive and premium living spaces. Spread over 17 acres, The Dahlias will feature approximately 420 luxury apartments and promises a unique lifestyle experience, surpassing DLF’s previous upscale project, The Camellias.
DLF has already received regulatory approvals for The Dahlias and recently launched a pre-launch sale, which received a strong market response. This project is part of DLF’s strategy to target the top-tier residential market, with an expected construction cost of around Rs 18,000 per square foot. Given the exclusive amenities, which include an artificial lake and a four lakh square-foot luxury club, DLF has priced these residences at approximately Rs 1 lakh per square foot for carpet area, highlighting the exclusivity of the project.
Target Revenue of Rs 26,000 Crore from The Dahlias
According to DLF’s Managing Director, Ashok Tyagi, The Dahlias project could generate an estimated revenue of Rs 26,000 crore at current pre-launch prices, although this figure may rise as property values increase. During a conference call, Tyagi explained that The Dahlias represents the next step in DLF’s premium portfolio expansion, targeting India’s wealthiest homebuyers who seek unmatched luxury. Apartments in The Dahlias start at a minimum size of 10,300 square feet, ensuring a spacious living experience that redefines urban luxury.
Building on the Success of The Camellias
Akash Ohri, Joint Managing Director of DLF Home Developers, expressed confidence that The Dahlias will mirror and potentially exceed the success of The Camellias, another high-end project by DLF. The Camellias initially aimed for revenues of Rs 7,000 crore but ultimately generated Rs 12,500 crore, marking a significant achievement for the real estate leader. Ohri is optimistic that The Dahlias will achieve similar acclaim, fueled by the rising demand for exclusive, lifestyle-focused residences.
With this project, DLF hopes to reach its ambitious sales target of Rs 17,000 crore for the current financial year.
