Finding an affordable home in the Delhi NCR region has become a challenge, especially with prices skyrocketing after the pandemic. However, for families from the Economically Weaker Section (EWS) and Low-Income Group (LIG), there is some good news. A new affordable housing scheme has been launched in Ghaziabad’s Siddharth Vihar, offering homes starting from just Rs 5.35 lakh. The Uttar Pradesh Housing Development Council has introduced this scheme in partnership with Prateek Group, aiming to provide budget-friendly housing options for families who need it the most.

    Siddharth Vihar’s Affordable Housing Project

This housing project is located in Siddharth Vihar, Ghaziabad, and it’s a fantastic opportunity for families looking to own a home at a low cost. Prateek Group, a well-known real estate developer, has launched its new project ‘Prateek Aurelia’ here. The project is specifically designed for EWS and LIG families under the Uttar Pradesh Government’s Township Scheme.

In this project, homes for EWS will start at Rs 5.35 lakh, and for LIG families, prices begin at Rs 12.58 lakh. This is a huge relief for those struggling to find affordable housing, especially when two-bedroom flats in the Delhi NCR region have crossed the Rs 50 lakh mark. The project is expected to be a game-changer for low-income families who dream of owning their own homes.

    Prime Location with Great Connectivity

One of the biggest advantages of this housing project is its location. Siddharth Vihar is well-connected to important landmarks and commercial hubs in Delhi and Ghaziabad.

    • Distance from Key Areas:
      • India Gate: 20-minute drive
      • Nehru Place (IT market): 25-minute drive
      • Akshardham Temple: 10-minute drive

The colony is also very close to important transport hubs:

    • Metro Station: The nearest metro station, Noida Electronic City, is just 2 minutes away by car.
    • RRTS Ghaziabad Station: Located nearby, ensuring easy access to regional transit.
    • Railway Station: Ghaziabad Railway Station is only a few kilometers away, making travel convenient for residents.

Additionally, the project is well-connected to the IGI Airport and major commercial hubs, which makes it an ideal location for families who need quick access to the city.

    Facilities and Amenities for Residents

Prateek Group has ensured that this project doesn’t just provide affordable housing but also comes with essential facilities that make living comfortable. The homes are 1 BHK flats, and all residents, whether in the EWS or LIG category, will have access to a variety of amenities.

    • Parking: There will be dedicated parking spaces for two-wheelers, catering to the needs of the residents.
    • Green Spaces: A large green area will be developed, providing space for residents to relax, with special seating arrangements for the elderly.
    • Children’s Play Area: A designated area will be created where children can play and engage in outdoor activities.
    • Multipurpose Room: The project will also include modern amenities like a multipurpose room for various events and gatherings.

How to Register for a House

Registrations for this project have started from the first day of Navratri, i.e., 3rd October 2024, and will continue till 18th November 2024. Those interested in purchasing a home under this scheme can apply by filling out a registration form.

    • Registration Fee:
      • EWS Category: Rs 25,000
      • LIG Category: Rs 60,000

Where to Get the Registration Form

The registration forms are available at the Prateek Group office in Siddharth Vihar. Additionally, select branches of HDFC Bank located in Ghaziabad and NCR are also providing these forms. It’s important to note that only those with a valid income certificate issued by the Tehsildar can apply for this scheme.

    • Income Limits:
      • EWS Category: Annual income should not exceed Rs 3 lakh.
      • LIG Category: Annual income should not exceed Rs 6 lakh.

This scheme is expected to attract a lot of interest due to its affordability and the reputation of the Prateek Group. With limited registrations available, it’s advisable for interested families to apply early.

Why This Project Is a Great Opportunity

At a time when affordable housing is hard to come by in the NCR region, this project offers a ray of hope for low-income families. The cost of homes, starting from Rs 5.35 lakh, is much lower than the market average, and the location offers excellent connectivity and essential facilities. Families from the EWS and LIG groups now have the chance to secure a home without breaking the bank, and with registrations open till November, there’s still time to apply and take the first step toward home ownership.
