    Mumbai, known for its skyrocketing property prices, has always made it difficult for middle-class families to own a home. The high rental costs, especially in prime areas, make it hard for many people to save enough to buy their dream home. To tackle this, the Maharashtra government has introduced an affordable housing scheme aimed at middle and low-income groups. This new initiative offers a golden opportunity for people to own homes at reasonable prices in Navi Mumbai.

    City and Industrial Development Corporation of Maharashtra Limited (CIDCO) has launched this scheme under which 26,502 flats will be available through a lottery system. Here’s everything you need to know about this affordable housing scheme and how you can apply for it.

    Who Can Apply for These Affordable Homes?

    The scheme primarily targets the Economically Weaker Section (EWS) and the Low-Income Group (LIG) categories. Only permanent residents of Maharashtra who fall under these income brackets are eligible to apply. This is a fantastic opportunity for those who have been dreaming of owning a house in one of the most expensive cities in India.

    Applicants must provide documents such as:

    • Aadhaar card
    • PAN card
    • Income proof
    • Residence certificate
    • 5 recent photographs
    • Aadhaar and PAN details of the co-applicant (if any)

    Registration Process and Fee

    The registration process for the scheme is straightforward and affordable, with a fee of just Rs. 236, which is non-refundable. Registration began on October 12, 2024, and will continue until November 11, 2024. Applicants need to visit the official CIDCO website, where they can fill out the registration form and upload the required documents.

    This scheme has been designed to make the entire process easy and affordable for the middle and lower-income families looking to own property in Mumbai’s fast-developing areas like Navi Mumbai.

    Booking Amount for Flats

    Once you have registered, the next step is to submit a booking amount based on the type of flat you are applying for:

    • For EWS category: Rs. 75,000 plus GST
    • For 1BHK flats in LIG category: Rs. 1.5 lakh plus GST
    • For 2BHK flats: Rs. 2 lakh plus GST

    These booking amounts will secure your entry into the lottery system, and applicants whose names are drawn will be allotted homes based on availability.

    How Will the Allotment Work?

    After the registration process, CIDCO will release a list of eligible applicants. Those who do not find their names on the list will be given a chance to file complaints and rectify any mistakes within 7 days. Once the final list is published, CIDCO will begin the lottery process to allocate homes.

    Successful applicants will receive a Letter of Intent (LOI), which will detail the next steps, including the payment schedule for the remaining balance. For those whose applications are unsuccessful, the booking amount will be refunded within 30 days of the announcement.

    Navi Mumbai is rapidly emerging as a hub for affordable housing and urban development. The CIDCO scheme focuses on providing homes in Navi Mumbai, which offers a mix of modern infrastructure, proximity to Mumbai, and comparatively affordable real estate.
