Gurugram, often called the Millennium City, has evolved into a prime location for homebuyers and real estate investors alike. With its rapid development as an IT hub and its strategic location in Delhi NCR, Gurugram is now emerging as a key player in the luxury property market. Similarly, Noida is also transforming the real estate scene in Uttar Pradesh, with growing demand for high-end properties. The shift in buyer preferences post-Covid and the expansion of key infrastructure projects have made these areas the new hotspots for luxury real estate investments in Delhi NCR.

Luxury Segment Soars While Affordable Housing Takes a Backseat

A recent report from property consultant ANAROCK highlights a significant shift in the real estate trends of Delhi NCR. In the first half of 2024, a whopping 45% of the homes sold were in the luxury segment, while only 24% belonged to the affordable category. This represents a sharp contrast from 2019, when only 3% of sales were in the luxury sector, and 49% of sales were in affordable housing. This growing demand for luxury homes marks a major change in the priorities of homebuyers, who are now placing more emphasis on quality living spaces with top-tier amenities.

Post-Covid Shift: Lifestyle and Home Preferences Take Center Stage

The Covid-19 pandemic brought about a significant transformation in how people view their homes. The importance of having a comfortable, peaceful, and well-connected living space became more apparent as people spent more time indoors. “Homebuyers are now prioritizing modern facilities, green spaces, and a lifestyle that supports physical and mental well-being,” says a local real estate expert.

Developers have responded by offering homes that cater to these evolving preferences. Areas like Gurugram, Noida, and Faridabad are now witnessing increased interest from homebuyers who are looking for sustainable living spaces that provide more than just a roof over their heads. Today’s buyers seek homes that integrate modern infrastructure with natural surroundings, ensuring a balanced lifestyle.

Dwarka Expressway and Sohna Road: Gurugram’s Real Estate Boom

One of the most rapidly developing areas in Gurugram is the Dwarka Expressway, also known as the Northern Peripheral Road. This 29-km stretch connects Dwarka in Delhi to Gurugram and has become a focal point for real estate development. “The strategic location of the Dwarka Expressway, along with its proximity to the Indira Gandhi International Airport and Delhi-Mumbai Expressway, has made it highly desirable,” notes a real estate consultant.

Not only is this area seeing the rise of luxury residential projects, but it is also attracting investors in commercial and retail spaces. The combination of excellent connectivity and modern infrastructure has made Dwarka Expressway a prime choice for both end-users and investors looking to capitalize on the booming real estate market.

Sohna Road: A Prime Investment Opportunity

Another area in Gurugram that has garnered attention from developers and homebuyers is Sohna Road. With its proximity to the Delhi-Mumbai Expressway and the Gurugram-Sohna Corridor (NH-248A), Sohna Road offers seamless access to key commercial, retail, and entertainment hubs in Gurugram. “In just 15 minutes, residents can reach major parts of Gurugram, making Sohna Road a very convenient location for working professionals,” says a local realtor.

Apart from its connectivity, Sohna Road is close to top schools, hospitals, shopping malls, and grocery stores, making it an ideal place for families. Developers are keen to capitalize on this growing interest, with new projects being planned to cater to the increasing demand for luxury living in this area.

Why Homebuyers Are Flocking to Gurugram and Noida

The increasing demand for properties in Gurugram and Noida is driven by several factors. First and foremost is the availability of green spaces and modern amenities that cater to the post-pandemic shift in lifestyle preferences. People now want homes that offer more than just a place to live—they want spaces that support a healthy, balanced life.

Secondly, connectivity plays a crucial role. Areas like the Dwarka Expressway and Sohna Road offer easy access to major highways, airports, and commercial centers, making daily life much more convenient. “These areas provide a perfect balance of urban living and natural surroundings, making them highly desirable,” says an industry insider.

Future of Real Estate in Delhi NCR: Luxury is Here to Stay

The real estate landscape of Delhi NCR is shifting, with a growing focus on luxury properties and sustainable living. As developers continue to cater to the changing needs of homebuyers, areas like Gurugram, Noida, and Faridabad are expected to witness further growth. The demand for high-end homes, coupled with ongoing infrastructure development, ensures that these regions will remain prime investment opportunities for the foreseeable future.

With more and more people looking to upgrade their living standards, Gurugram and Noida are poised to become the top destinations for luxury real estate in Delhi NCR.Top of Form
